Common Questions
Do I have to use your vendors?
No. If you have preferred vendors, we work with them. We coordinate scheduling, provide access, and verify the work. If you don't have vendors, we introduce you to our local network — trades we've worked with personally and trust.
How do Seasonal Transitions work?
Tell us when you're leaving or returning and what you need. When you're heading out, we secure the property, set systems, and document the departure. When you're coming back, we walk the property, adjust the climate, and address anything before you arrive. You walk in and it's taken care of.
What does the Standing Service Authorization cover?
You choose your comfort level. Tier 1 covers routine items up to $50 (air filters, batteries, toilet flappers) — we handle them on the spot and add them to your invoice. Tier 2 covers items up to $150 with a text approval. Anything above that gets a formal quote. You can set a monthly cap and change your authorization level at any time.
Do you mark up vendor invoices?
We never mark up vendor invoices without your knowledge. You see the vendor's invoice and our coordination fee separately. Full transparency on costs.
What's the difference between stewardship and a property manager?
Property managers typically handle rental properties — tenant relations, lease management, rent collection. Stewardship is for homeowners — not tenants, not rental guests. Whether you live here full-time, split your time between two homes, or travel frequently, we coordinate the vendors and maintenance so your property is always in order. If your property sits vacant for extended periods, our Home Watch service may be the better fit — or the two can work together.
